QUESTION:
.What is an
encyclopedia definition of
.Exclusive Buyer Agent?

ANSWER:
From Wikipedia,
the free encyclopedia:

"An Exclusive Buyer Agent (or EBA) is a United States real estate firm (or an agent or broker who works in such a company) which represents only buyers of real estate."

"As such, they are distinguished from all other real estate firms by their business model of 100% buyer representation."

"EBA firms never take listings and, therefore, never represent the seller in a real estate transaction."

"Exclusive buyer agent firms have chosen this business model in order to eliminate the conflict of interest which may exist when one firm attempts to represent both buyer and seller.
"

"The EBA movement started in the late 1980's and, by the early 1990s as with the rise of Buyer agency in general in US states, firms came into being and a national trade association, the
National Association of Exclusive Buyer Agents, was formed. As of 2008, EBA firms now offer service to buyers in almost all 50 states."

"While some states have created various forms of DUAL AGENCY
to allow one company to represent both sides, other states have made it
illegal."

Dual Agency is still practiced by traditional Realtors in Ohio - but only if buyers and sellers give written consent. Undisclosed Dual Agency remains illegal in all 50 states.

THE BUYER'S AGENT,
Buyer Broker Real Estate
Dayton, Ohio
does not practice
Dual Agency, because
we practice
Exclusive Buyer Agency
ONLY.

Looking for a Home or Condo or Real Estate for sale in the
Dayton, Ohio area?  Exclusive Buyer Agents always negotiate
price and terms in favor of the Buyer.
  The seller's Realtor CAN'T.

Discover why a genuine Exclusive Buyer Agent (EBA) is your best choice for a Dayton, Ohio area Realtor to help you buy a home. We can save you time and money when you're buying any home, condo or other real estate for sale in and around Dayton, Ohio by exclusively representing YOU, the Buyer - as our client - not as "a customer."

A traditional real estate agent or Realtor who works
for a company that "sells" real estate in Dayton, Ohio
CANNOT guarantee to ALWAYS represent YOUR interests.

A genuine Exclusive Buyer Agent WILL guarantee in writing to
"represent your interests exclusively throughout the transaction
and help you negotiate the lowest price." .aaKiplinger's Magazine

Big Hill, Century 21, Coldwell Banker, Irongate - they don't have Exclusive Buyer Agency, and neither does Keller Williams, Prudential, Real Living, Re/Max, or Sibcy Cline. None of those real estate companies in Dayton, Ohio - and no traditional Realtor from a company that "sells" homes - can legally provide Homebuyers with genuine Exclusive Buyer Agency.

Buy a home with a traditional Realtor, and you could end up having a DUAL AGENT or a SPLIT AGENT.

Don't get fooled by traditional Realtors who claim they can be your "exclusive" buyer's agent when they - and their company - have listings of homes to "sell" you.

If you're buying a home or real estate anywhere in the metro Dayton, Ohio area, and you want 100% BUYER REPRESENTATION, 100% OF THE TIME, you should contact us.  We provide personalized service to every Client, and the highest level of Exclusive Buyer Representation available - at No Extra Cost.

Ohio’s real estate laws have changed, and you're free to choose your own agent. You don't need to call the "name on the For Sale sign" to see a home! Every Home Buyer has the legal right to be fully represented, and the right to not accept "divided loyalty" from the agent who's representing the sellers! Unlike traditional Realtors, who can be a Dual Agent or a Split Agent, an Exclusive Buyer Agent (EBA) always works exclusively for the Buyer, never the seller. A genuine EBA won’t try to "represent" both sides at the same time! There is no Realtor who can "serve two Masters."

Why settle for a Realtor who
isn't a genuine Exclusive Buyer Agent?

Members of the National Association of Exclusive Buyers Agents (NAEBA) never list homes for sale or other real estate for sale. A traditional Realtor, who lists homes for sale, has a legal and ethical obligation to put their seller's interests first - which is a direct conflict with the Buyer's interests. The job of an Exclusive Buyer Agent is providing our clients with full representation, often pointing out reasons not to buy, and we'll negotiate solely for our clients, with no conflict of interests, plus we keep your financial information absolutely confidential.

If you believe every Dayton, Ohio Realtor who shows you a home is working FOR you, the Buyer, see Ohio's "Agency Disclosure Statement".

LESS THAN 1% of all Realtors are genuine Exclusive Buyers Agents. Our real estate companies represent BUYERS ONLY. We protect the Buyer's interests during their purchase, and we always negotiate price and terms in the Buyer's favor. The seller's Realtor CAN'T.

Real Estate Myths and FACTS

Real Estate Myth:
"It’s okay to go see any house for sale in the Dayton, Ohio area, and have a ‘showing’ with the Realtor whose name is on the For Sale sign."

Real Estate FACT: The seller's Realtor can "claim" you as "their buyer." If you decide to buy that house, then you’ll probably have to deal with either the seller's Realtor - as your "Dual" agent, or deal with another Realtor from the same real estate office as the seller's Realtor - as your "Split" agent. You now have a big disadvantage, because you're not receiving Exclusive Buyer Representation.

Real Estate Myth: "I went to a 'showing' of a house with the seller's Realtor. It was the first time we ever met. He told me that I didn't have to sign anything at all until I'm ready to buy."

Real Estate FACT: According to Ohio law, all Realtors must give you their company's "Consumer Guide to Agency Realtionships" before showing you a home. You have the
legal right to know if a Realtor will become a Dual Agent or a Split Agent. This Consumer Guide contains a statement that Realtors are required to give you their company's Guide, and it must also have a place for you to sign, indicating you received a Guide. If a Realtor showed you a home, and you were not given a "Consumer Guide to Agency Relationships," you may want to contact an attorney or Ohio Department of Commerce, Division of Real Estate & Professional Licensing at (614) 466-4100 or Ohio Division of Real Estate.

Real Estate Myth: "Going to Open Houses in Dayton, Ohio is a good way to find a house to buy."

Real Estate FACT: That’s another way for you to get "claimed" by the seller’s Realtor. Buying a home through the seller’s Realtor is called Dual Agency. According to Ohio law, Dual Agents cannot advocate - or negotiate - on behalf of the Buyer. Dual Agents cannot suggest specific contract terms - including how much to offer for a home. Ohio law states that a Dual Agent must remain "neutral" towards the Buyers. Is there anything more useless than a "neutral" Realtor?

Real Estate Myth: "I don’t need an agent to buy a New Home, or a For Sale By Owner home."

Real Estate FACT: When you’re buying any home, there’s no additional cost to have a genuine Exclusive Buyer Agent on your side, whether it’s a For Sale By Owner Home, or a New Home, or a MLS home. Our fee is paid either by the seller, or by the builder.

Real Estate Myth: "Having a ‘buyer agent’ is the best way to buy a home."

Real Estate FACT: Traditional "buyer agents" can switch loyalty during your home purchase, switching to Dual Agency if you decide to buy a home listed with them. When you interview Realtors, ask for their company's "Consumer Guide to Agency Realtionships." If a real estate company advertises listings of homes for sale, that company practices either Dual Agency and/or Split Agency. Unlike traditional "buyer agents," Exclusive Buyer Agents are always on your side - the buyer's side - guaranteed. We never "switch loyalty" during your transaction.

Real Estate Myth: "It doesn’t make any difference which real estate agent I choose when I buy a home in Dayton, Ohio because all Realtors are basically the same."

Real Estate FACT: Only one type of real estate company (one with Exclusive Buyer Agents) guarantees in writing to work for buyers only - never sellers - and never both sides during your home purchase. We don’t sell houses - we represent buyers as our clients - not as "a customer." When you’re buying a home, there’s no additional cost to have a genuine Exclusive Buyer Agent on your side. You’ll receive full representation (not Dual Agency or Split Agency) with your interests protected, and your financial information is kept confidential.

Which real estate agent is best for Dayton, Ohio Area Home Buyers?

The seller's Realtor - who can only represent their seller's interests?

A "buyer agent" who is trained to sell houses - and has listings to sell you?

A Realtor "representing" both the seller - and you, the buyer - as your Dual Agent?

A Realtor from the SAME OFFICE as the seller’s Realtor - also known as a Split Agent?

Or a genuine Exclusive Buyer Agent, who guarantees
in writing to represent only you, the Buyer, from start to finish?
